commercial building projects under $1M. We are able
to take a project from start to finish whether it
is new construction or an existing building. Acceptable
funding purposes include; lot purchases, construction,
purchase and/or remodel or existing commercial real
estate or to simply refinance in order to obtain more
beneficial terms.

Lot Purchase - Funding the purchase of a commercial
or residential lot is normally the first step of the
construction process. Our bank provides funding for
the purpose. Typically the loan structure will tie
into the time table for the construction process.
The structure can be customized to this need.

Construction Loans - Signature Bank specializes in funding
construction loans for the purpose of constructing
1-4 family residential properties for contractors.
We also specialize in financing small commercial buildings
for both owner occupied and/or investment properties.

Commercial Real Estate - It is the bank's desire to offer a
wide variety of loan structures for commercial customers
who desire to purchase, remodel or refinance commercial

construction projects, mortgages, purchasing, or refinancing

Signature Bank specializes in funding construction
loans for the purpose of building 1-4 family residential
properties for owner occupied or investment properties.

Mini-perm - We recommend that if possible,
you obtain a traditional mortgage. However, when a
property becomes "non-qualifying" Signature Bank has
a possible solution. We can structure a short term
mortgage designed to bridge the gap from non-qualified
to qualified properties. We would be happy to discuss
the details upon request.

Mortgages - Traditional
mortgages have changed over the years. With deregulation
of interest rates, most banks cannot offer long term
interest rates. It is now customary for banks to originate
loans and then sell them on the secondary market.
Signature Bank has partnered with seasoned professionals
to open the secondary market to our customers. With
this partnership, we make available traditional 15
and 30 year mortgages as well as several variable
rate alternatives.
